How This Calculator Works

Percent funded = your current reserve balance ÷ the fully funded balance from your reserve study. The commonly used bands, explained in our full guide to the HOA reserves rule of thumb:

  • 0–30% funded — underfunded; high risk of special assessments and deferred maintenance
  • 30–70% funded — in between; a catch-up plan is usually needed
  • 70–100%+ funded — generally healthy if the study is current and contributions stay on track

Percent funded is one important signal, not the whole picture — a 70% funded community with new construction is in a very different position than a 70% funded community with aging roofs and balconies. Cash-flow in specific years matters too, which is why the number should always come from a current study.

Where the "Fully Funded Balance" Comes From

The fully funded balance is calculated in a professional reserve study: each shared component's replacement cost, scaled by how much of its life has been used up. If your study is more than 3–5 years old — or you've never had one — the calculator can't tell you much, because the target itself is stale. Frequently Asked Questions

What percent funded should my HOA be?
The widely cited healthy range is 70–100% of the fully funded balance. Below 30% is generally considered underfunded with elevated special-assessment risk.
Is 100% funded required?
Usually not — most states don't mandate a funding level (Florida's SIRS components are a notable exception). The healthy range is a benchmark, not a statute.
My community has never had a reserve study. What now?
